Job Summary:
The principal function of the Leader GRE Construction Project Delivery is oversight and responsibility for all activities required for successful project delivery. Activities include procurement/contracting, initiating, executing, financial responsibility and reporting, monitoring, controlling and close out for a portfolio of construction projects in support of the Trane Global Real Estate Group. Key focus areas Site Selection, Construction, Economic Incentives to support additional facilities, expansions, and relocations. The GRE team is responsible for real estate related projects and the management of the portfolio of over 800 leased and owned property locations consisting of more than 20 million square feet. This role is also responsible for the development of standards and monitoring for furniture, fixtures, construction and move management. This role may oversee ground up development for build-to-suite, general construction, and or monitor third party PM activities. There could be projects outside of North America.

Where is the work:
From Monday to Thursday, work onsite with your colleagues. On Fridays, choose your work location, balancing what your work requires
What you will do:
Integral part of the Real estate team may perform Transaction Management or will provide key information to lease transaction leader pertaining to construction costs and schedules.
Continuous development and refinement of standards for space management, furniture, fixtures, and construction.
Identify and establish preferred vendors / contractors
Develop check list of move management
Work with business units to plan and execute relocation and upgrade solutions
Interpret lease contracts and provide solutions for facility issues
Negotiate with landlords on lease disposition and surrender requirements.
Host construction calls, level construction bids
Oversight for Economic Incentives Negotiation and Site Selection
Completing or assisting procurement team members with the preparation of RFP’s, AIA documents.
Completing permits, record documents, punch lists.
Negotiate work letters
Negotiate & Monitor landlord tenant improvement
Oversee space planning and test fits plans
Specify, purchase and coordinate items outside landlord’s purview (furniture, technology)
Oversee 3rd party architects, interior designers, space planners, engineers, contractors, PMs to construct renovations and new facilities.
Develop and approve construction schedules. Track and communicate key dates.
Contribute to and or develop business cases
Estimate construction activity costs
Project budgeting and reporting
Ensure compliance with Legal and EH&S requirements
Utilize Project Management database to monitor and record
Maintain long-term valued relationships with team members, clients and colleagues
Must be able to travel as needed domestically and international
What you will bring:
10 years of experience designing, building, and implementing construction solutions.
Significant experience in Project Management and Facility Maintenance.
Bachelors Degree required
Critical Skills:
8 Years working in design, construction of large scale industrial and distribution facilities
8 years Facility and or Maintenance Management
8 years of Project Management i.e. drawings, leases, specifications contracts, funding requests, change orders, for real estate project management and transaction management
Additional Skills and Knowledge
Leverage partner platforms to secure and enhance our value proposition
A well defines sense of diplomacy, including solid negotiation, conflict resolution, and people management skills.
Experienced with leading and promoting working and collaborating with geographically distributed teams.
Certification/ Licenses preferred
PMP
MCR
CCM
LEED AP
